    What to include on a real estate invoice

    • Property address and file number

      Every real estate invoice should tie to a specific property and transaction or MLS number so the broker can reconcile it.

    • Show the commission math

      List the sale price or lease value, the commission rate and any split percentage so the payable amount is easy to verify.

    • Closing or lease start date

      Include the closing date or lease commencement date, since payment timing is usually tied to it.

    • License details

      Many states expect the brokerage name and license number on business documents. Add yours to stay consistent.

    Do real estate agents send invoices for commission?

    Residential commissions are typically disbursed by the title or escrow company at closing, so a formal invoice is not always needed. Agents do invoice for referral fees, co-broke splits, commercial lease commissions and flat-fee services.

    Can an agent invoice the client directly?

    In most states, commissions must be paid to the sponsoring broker rather than to the individual agent. Check your state's licensing rules and your brokerage's policy before billing anyone directly.

    How do I calculate a referral fee on an invoice?

    Multiply the sale price by the commission rate for that side of the deal, then by the agreed referral percentage. Show each step on the invoice so the receiving broker can confirm the figure.
